Getting started
Which account type should you choose?
Individual agent, brokerage, title company, or mortgage lender — what each one is for and how to decide.
When you sign up, Net Sheets App asks what kind of account you are creating. The choice sets up the right tools for you, so it is worth picking the one that matches how you work.
The four types
Individual Agent — you work for yourself, or you are a single agent who wants your own branding and your own saved sheets.
Brokerage — you want your agents all working from the same logo, contact block, and default rates.
Title Company — you want to support the agents who send you closings by giving them accurate title figures under your brand.
Mortgage Lender — same sponsor tools as a title company, aimed at loan officers and the agents you work with.
Good to know: Title Company and Mortgage Lender get the exact same sponsor toolset: a public page, sponsored agents who keep their own accounts, the ability to pay for a seat, and one-click rate sharing. Anywhere these guides say “title company,” a mortgage lender works identically.
Not sure between brokerage and sponsor?
Use Brokerage when the agents are part of your company and should share your branding. Use Title Company or Mortgage Lender when the agents are your customers or partners — they keep their own brand, and you simply supply the rates. If you need both behaviors, see the guide on sponsorship versus joining your team.
You are not locked in forever — but the account type changes which tools you see, so starting with the right one saves a reset later.
